A Sustainable and Affordable Housing Development in Lürrip

WohnBau Mönchengladbach has completed a remarkable residential project on Langer Weg Street, catering to the needs of residents in the Lürrip district. The project, which boasts 12 modern, publicly subsidized apartments, is a testament to WohnBau's commitment to creating affordable, sustainable living spaces.

The Project

The development, designed with the local community in mind, offers a mix of one- to four-bedroom apartments. These apartments cater to singles, couples, and small families, ensuring that the project meets the diverse housing needs of the Lürrip district. The rent for these apartments is kept below market rates, making them accessible for low- and moderate-income households.

Subsidies and Financing

The project has received funding from both municipal and state-level housing programs. These subsidies are dedicated to promoting affordable housing initiatives and social housing. In addition, tenants may be eligible for rental assistance programs based on their income.

Sustainable Features

Sustainability is at the heart of this development. The buildings incorporate energy-efficient construction techniques, such as high-performance insulation and triple-glazed windows, to reduce heating needs. Renewable energy sources, like solar panels on rooftops, help supply part of the buildings’ electricity demand. Water-saving fixtures and green landscaping promote environmental responsibility.

Each apartment comes equipped with its own PV panel, similar to a balcony power station, encouraging energy independence for residents. The energy concept of the new building is further supplemented by heat pump technology, ensuring a warm and cosy living environment without compromising on sustainability.

Community Impact

The new housing development strengthens Lürrip’s social fabric by supporting economically diverse residents. Its proximity to public transportation, schools, and shops facilitates convenient daily living. Communal spaces encourage neighbourhood interaction and cohesion, fostering a sense of community.

A Success Story

The project demonstrates that it meets the needs of the people in Lürrip. All 12 apartments have been successfully rented out upon completion, a testament to the demand for affordable, sustainable housing in the area. The project was completed after one year of construction, and around €2 million of the €2.74 million project costs were financed with low-interest loans from the state.

Mayor Felix Heinrichs has underscored the city's pleasure with WohnBau's engagement and consistent work towards shared goals. WohnBau's board members and CEO emphasize their commitment to creating space to live that is affordable, modern, and sustainable. The apartments on Langer Weg Street are a shining example of how affordable housing can be achieved while promoting environmental sustainability and community well-being.
