Guiding Principles of the Project:
The historic timber-frame house located at Düstere Straße 8 in Göttingen is currently undergoing a comprehensive renovation. This building, one of the oldest in Düstere Straße and one of the oldest timber-frame houses in Göttingen, besides the Grass-Archive (1309), dates back to 1528/29 and is a Central German side-hall house.
Originally, the front part of the ground floor was a two-story hall, and the rear part had an intermediate ceiling. Over the centuries, numerous interventions have caused significant deformations, but historically valuable facade elements and interior features are being restored.
The city of Göttingen took over the heavily dilapidated building in 2016 with all its obligations. Timber experts and construction researchers are accompanying the work to ensure a monument-preserving renovation. The current tenant will be able to move back home after the renovation, and a small additional apartment will be created, resulting in a total of four rental units and a commercial space.
The damaged supporting structure, including walls, ceilings, foundation, and foundations, is being reinforced. The facade timbers are being treated or replaced due to damage. Energy-efficient thermal insulation measures compatible with the timber frame are being implemented to make the house more sustainable.
Chimneys are being demolished/rebuilt, and the attic will serve as a 'climate buffer' and will not be habitable due to structural and fire safety reasons. The building has a rich history, with a butcher being the owner in 1912, and a high-class citizen's house, as evidenced by the knaggs on the upper floor threshold. In the 19th and 20th centuries, further renovations were made according to the uses, including the installation of a smokehouse in the attic. In the 18th century, a Baroque staircase was installed.
The total renovation costs amount to approximately 2.6 million euros, and the work began in May 2024, with completion expected by the end of 2025. The city of Göttingen is committed to preserving this historical gem while making it suitable for modern living and usage.
